Closing costs typically include the following charges.  Your actual charges will vary.  

1.   Loan payoff Per existing lender's payoff statement
2.   Owner's title policy premium Call title company on current rates
3.   Record release of existing loan(s) $30.00 each recording
4.   Outstanding taxes due See Tax Certificate for amount due
5.   Credit to buyer real estate taxes Figured from January 1 to date of close
6.   Water and sewer adjustments Usually, 2 months put into an escrow account until final bills are received
7.   Real estate closing fee Usually about $200.00 (call title company for current rate)
8.   Real estate commissions Per real estate contracts
9.   UPS Overnight for loan payoffs Usually about $20.00 each
